Playa del Carmen Vacation Rentals: The Guide From the People Who Host Here

Most Playa del Carmen rental guides are written by people who've never woken up here on a Tuesday. This one is written by the people who host here, so it names the streets, counts the minutes on foot, and tells you what each neighborhood costs you in noise, money, or both.

Step one: choose the neighborhood, not the listing

Most people start by scrolling listings and end up booking on photos. That's how you get a gorgeous apartment above a bar that plays until 3 a.m.

Centro: you're in it

You'll step outside and already be somewhere. Restaurants, the 5th Avenue strip, the ferry to Cozumel, all inside a short walk.

The catch is the same as the appeal. It's busy, and 5th Avenue runs late. The trick is a block or two off the strip, where the taco stands serve people who live here and the mornings start before the tour buses do.

Zazil-Ha: quiet, with the city still in reach

You'll trade a few extra minutes of walking for streets that go quiet at night. It's newer and more residential, and it still puts you within a walk of dinner on 5th.

Colosio: where the math works

You'll get the best price-to-space ratio in Playa del Carmen, in a neighborhood that isn't built around tourism at all. Street art covers half the walls, a local bus costs a few pesos, and a bike covers most of what you'll need.

What "walkable" means here

Walkable is a number, not a vibe. From a well-placed stay in Centro or Zazil-Ha, expect roughly:

10 to 15 minutes to Cenote Jardín del Edén for a swim
10 to 15 minutes to Playa 38 or Playa 72 for a quieter beach day
A short walk to the Sunday Bazaar, if your dates line up with it
10 to 20 minutes to the ADO terminal for a bus to Tulum or the airport

What it costs

Nightly rates depend on the property and the season, and December through April runs highest. The monthly numbers are easier to compare, and they show how much the neighborhood decides the price.

Playa del Carmen or Tulum

They're different trips. Playa del Carmen is a working town with a walkable core, so you can reach the beach, the restaurants, the bus station and coworking spaces on foot. Tulum spreads out, and the best beaches sit apart from town.

Airbnb folded its guest service fee into the nightly price in September 2026. The fee didn't leave. You just can't see it anymore. Booking direct means it never enters the price at all, and you still get verified reviews on Google, Airbnb, and Booking.com, secure payment through Stripe, and a real person on WhatsApp.
