What a Month in Playa del Carmen Actually Costs
Not the Instagram number. The real one — rent, food, coworking, transport — broken down by neighborhood.
A month in Playa del Carmen costs less than most people expect, and more than the Instagram version lets on. Here's the real breakdown, not the highlight reel.
Prices below are as of late September 2026, converted at roughly 17.7 MXN to 1 USD. Exchange rates move — check a live rate before you budget off these numbers, but the ranges themselves hold up.
Rent by neighborhood
You'll pay a genuinely different price depending on which neighborhood you land in. This is direct-from-landlord pricing, not what a short-term platform charges:
- Colosio — roughly 6,000 to 15,000 MXN a month (about $339 to $848). The widest range and the lowest floor in the city, which is exactly why digital nomads and budget-conscious couples cluster here.
- Centro — around 16,200 MXN a month (about $916). You're paying for the location — everything walkable, everything close.
- Zazil-Ha — around 19,600 MXN a month (about $1,108), currently the highest asking rent among the main central neighborhoods. Newer buildings, quieter streets, and a rent that reflects both.
What changes with season
December through April is high season here, and rent, occupancy, and demand all move up together. If your dates are flexible, a summer month stretches further than a winter one — the neighborhood-by-neighborhood ranges above skew toward the lower end outside peak season.
